Fixed Fees
Our service is provided on a fixed fee basis for all cases that are undefended.
- Stage One - The cost of sending a letter before action would be £40.
- Stage Two - The cost of preparing and serving a Section 8 and/or Section 21 Notice would be £110.
- Accelerated Possession Procedure - The cost of preparing and filing a Claim Form at Court under the Accelerated Possession Procedure would be £310. Please note that if the Court subsequently orders a hearing, the fee would be an additional £250.
- Stage Three - The cost of preparing and issuing Court proceedings and representation would be £560. Please note that this fixed fee is limited to one Court appearance. If the case is adjourned, a further fee would be required.
- Stage Four - The cost of applying to the Court for a Warrant of Execution would be £190.
Defended Actions
A fixed fee would only be applicable in those cases where there is no defence to the action. In circumstances where the tenant defends and/or counterclaims in the action, a fixed fee would not apply. The landlord would be given the choice of their case being continued by the firm having agreed a fee structure based on an hourly rate of £120 per hour or the case could be transferred to a solicitor of the landlord’s choice.
